Eagle Valley

Mountain Resort, Slavske, Ukraine

*Winner of CNBC International Property Awards 2009
*Nominated by Authorities as one of the best regional developments

Eagle Valley mountain resort has won the Best ski development in Europe and Africa award, chosen by a large panel of experts. The event is part of the International Property Awards, the world’s most prestigious competition dedicated to finding the best real estate professionals across the globe. The “Oscars” of the property world.

Slavsk is the gateway resort to the new area in European skiing - the Carpathian mountains.

About Slavske and Eagle Valley

Slavske was where Olympic skiers of the former Soviet Union used to practice. It’s the only Ukrainian mountain resort with a railway station and is the closest to the regional capital of Lviv. For more information on its attractions, see http://www.ukraine.com/blog/magnificent-skiing-in-slavsko.

Cut into a huge rock, Eagle Valley commands an awe inspiring position overlooking its own private valley. Views to the forested hillside opposite are guaranteed as they are a private park for the complex.
It's neighbour is the prestigious bear Hotel, a beautiful castle styled complex, that is typically booked out due to high demand from tourists.

Almost no competition

Bottom line with this investment is that there is almost no competition. The few local hotels just built are often fully booked, yet don’t offer the up market range of facilities of Eagle Valley. Large spa centre with swimming pool, gym, sauna, steam room, massage, plus cafe, shop and rental office.

The project is now at first floor stage and has been inspected by Building Control Department as being of good construction standards. The major expenses and challenge of gaining planning permissions and making foundations is past. The building is well on its way to roof stage.

The New Sochi?

The Winter Olympics has transformed another relatively unknown ski resort – Sochi in Russia. Prices went up 5 times after it was chosen to host the 2014 event. This could happen to Slavsk too.

In June 2013, a decree was issued setting out the plans for Ukraine's bid for the 2022 winter Olympics (see News section on this site for details). Of course, recent events in Ukraine has required a postponement of this bid, but once stability returns to Ukraine there is a good likelihood that a renewed bid will be made.

Strong rental demand

The railway passes through Slavsk and the road from Lviv has been resurfaced for much of its route. Ukrainians pour into Slavsk in their thousands, for the skiing and in summer, to enjoy the beautiful Carpathian mountains. 50,000 in one week-end is possible. Rental rates are high and it’s almost impossible to find accommodation in peak season. Eagle Valley with it far superior facilities to anything in the region will dominate the rental market. Its mix of conventional apartments and stay-by-night hotel studios is ideal to take the cream of this rental demand.

The development is only 30 kilometres from Poland and near to no less than three other EU countries, Romania, Slovakia and Hungary. Add visits by these nationalities and it all adds up to a lot of demand funnelling into a small, underdeveloped area. A rental pool option is available, that will be administered from an office in the building.

Now the Crimea is no longer available for Ukrainian tourists, the Carpathians are even more popular. Rental demand is even stronger.
